Ranked by the sustainability agent this week

Automate

Cadabam's @ GBB Kanakapura · chiller schedule

Chiller runs 2h past last badge-out; scheduling fix saves an estimated 9% of monthly HVAC kWh.

Retrofit

Cadabam's Jayanagar · lighting sensors

L6 has no daylight-linked dimming; retrofit pays back in 14 months at current tariffs.

Train

Cadabam's Sarjapura · waste segregation

Segregation compliance at 52% against an 80% target; floor-warden refresher planned.

Review

Cadabam's Hebbal Mysuru · diesel backup

38 diesel-hours logged last month against a grid-reliability SLA breach at the park.

GreenLedger insights

Where the sustainability programme is paying off

  • Bengaluru cluster now grid-renewable majority

    Progress

46% of portfolio power now sourced from renewable grid contracts, up from 31% a year ago.

  • Diesel backup hours still high at 2 centres

    Fix

Whitefield and Sarjapura together account for 60% of diesel-hours despite being only 15% of beds.

  • ESG statement attach rate lifts enterprise win-rate

    Evidence

RFPs with a GreenLedger statement attached win 27pt more often — worth prioritising for large accounts.

Retrofit roadmap

Portfolio-wide sustainability programme, next two quarters

  1. Smart metering rollout — Phase 3

    Aug 2025

6 remaining pipeline centres to get sub-meter panels, taking coverage from 16 to 22 of 22.

  2. Daylight sensors — Bengaluru cluster

    Sep 2025

Cadabam's Jayanagar and Kanakapura Road lighting retrofit, targeting 4% kWh reduction.

  3. Chiller BMS automation

    Oct 2025

Auto-shutdown tied to occupancy signal across Cadabam's @ GBB Kanakapura and Sarjapura.

  4. Diesel dependency review — Mysuru

    Dec 2025

Grid-reliability escalation with DISCOM; solar-plus-battery feasibility study due.

  5. Full renewable PPA renegotiation

    Q1 2026

Target blended renewable mix of 65% across the portfolio ahead of FY27 ESG disclosures.

How the ledger is computed

From raw meter reads to a signed patient statement

01

Meter

Smart sub-meters and BMS feeds capture kWh, HVAC runtime and diesel-genset hours per floor, every 15 minutes.

02

Allocate

Consumption is apportioned to patient companies by bed-share and badge-in hours, not blanket floor averages.

03

Convert

Grid emission factors (Karnataka state grid mix) and diesel/waste factors convert usage into kgCO2e per bed.

04

Publish

A signed monthly carbon statement is auto-issued to each patient's admin console, ready for their own ESG disclosures.
